My house is finally for sale! There have been a few 'issues' with the non appearance of photographers but it all finally fell in place this morning.
I love how a professional photographer can make the rooms look bigger! It was so dark and dreich outside when they were taken so they've definitely been 'lightened.'
The asking price is below the home report value and way below what the estate agent tells me I'll achieve but I always feel annoyed when they do that. It's to 'get people through your door!' No point in getting anyone through the door if they're not going to offer what it's worth!! But I'm trusting they know what they're doing and will earn their fee!
I've got 3 viewings lined up already after being 'live' for a few hours! Better get my my spiel ready and have answers prepared.
What questions would you ask if you were viewing a house?
I’d ask about the neighbours and noise. I think we all focus on issues we or friends have had in other houses.

DeleteWhen we last moved some of the questions we asked were, how far is it to the nearest post office, bank and library. Also what are the local schools like. Another one we would now ask is what is the broadband signal and speed like. You're house is looking good. Helen S.

DeleteHere in the US the sellers are not in the home when potential buyers come. That way, the can look at the house without feeling like the owners eyes are watching every move. But I think its good to have the buyers questions answered. I alwsys want to know why seller leaving, what neighborhood & closest neighbors are like(any issues), what the monthly electric bills run.

DeleteI've always done my own. There are pros and cons I guess. I've been to a few recently where the estate agent didn't know the answer to any of my questions. If the house was totally de personalised then I'd maybe let the agent do them but I don't want strangers going through my personal belongings. They're less likely to touch my stuff while I'm there!! :-) xxx

DeleteIt's all looking fab, Ali. You shouldn't have any trouble selling. I took had the 'offers over' price set below the valuation price by the estate agent, but achieved well over, without going to a closing date.
ReplyDeleteQuestion - I'd be asking about the age of the boiler, who services it, the frequency and when it was last serviced.
I'm heading north on Monday to view a property that went live yesterday late afternoon. 🤞🤞
Good question re boiler. It's actually about to be serviced at the end of the month! I'm trusting the estate agent will get me the figure he quoted which is much higher than the overs over price! Good luck with your viewing!! :-) xxx

ReplyDeleteThe questions we were asked before our lady's second viewing, that the agent didn't know the answers too were: What are the neighbours like and their approximate ages? What are the running costs of the flat? and as it's leasehold What are the ground rent and management fees like? ... something you obviously won't have asked. Oh and one more question we got was, 'Is there a back gate to the garden?' she obviously hadn't stepped out into the garden, maybe it was raining and she just peered through the windows, because it's very obvious that it's there.
I have my fingers crossed that you have a couple of interested parties and a bidding way ensues.
Good questions! The weather is very wild here atm so they might not want to step out into the garden so I'll be sure to say it's fully enclosed with a gate. I've now got 7 viewings over the next few days so fingers crossed something happens quickly :-) xxx
